Limitless Property Works was founded in 2020 by Kevin Ellertson in Franklin, WI, during the height of the COVID-19 pandemic. What began with small handyman projects in the local community quickly evolved into residential remodels, large-scale additions, and new residential construction projects. By 2022, Kevin had established strong relationships within the local commercial real estate community, paving the way for the company’s first commercial projects. In late 2022 and into early 2023, Limitless made a full transition into a dedicated commercial general contractor. Since then, the team has successfully delivered a diverse portfolio of commercial work-including office and industrial tenant improvements, franchise retail and hospitality buildouts, multi-family CapEx program management, and more-continuing to expand with every project, client, and partnership.

Every subcontractor must provide a signed agreement and valid insurance documentation before entering the job site. This policy is strictly enforced to mitigate legal exposure, protect client assets, and uphold licensing and safety requirements at every phase of construction.

A thorough final project closeout is essential to ensuring a smooth transition and long-term operational success. Before demobilizing, we ensure all closeout documentation is in order-including final photos, punch list sign-off, satisfaction reports, as-built drawings, and a Certificate of Occupancy.
We deliver a professionally organized closeout package with all billing documents, lien waivers, and any other required paperwork-everything you need for smooth turnover and reliable recordkeeping.
