(Our TI process covers budgeting, permitting, scheduling, and procurement so the build moves without surprises.)

What’s included (typical scope)

  • Selective demolition & removals (walls, ceilings, finishes as specified)
  • Framing, drywall & ceilings to the new plan
  • MEP tie-ins & life-safety coordination (fire alarm/sprinkler, lighting, devices)
  • Door, hardware & glazing; storefront and entries as required
  • Patch, prime & paint to white-box finish level
  • Common-area & lobby tie-ins when the suite connects to shared spaces
  • Final clean & turnover documentation (closeout submittals, inspections)

White box prepares a space to a landlord’s base standard (clean, code-compliant “blank slate”). Re-demise splits or combines suites (new walls, utilities/life-safety updates, finishes) to match the lease plan.

Can you work after hours in occupied buildings?

Yes; when operations or lease terms require it, we phase work and schedule after hours.

Who handles permits and inspections?

We coordinate permitting and inspections with your design team (and can recommend partners).

Do you offer a warranty?

Yes; projects include a 1-year workmanship warranty on scopes we perform (per company policy).
